1. Identification of the land
While identifying the land you have to meet the seller in person and get copies of the title deed and identification from them to proceed to the next step.
2. Research on the land
Land research in Kenya is done at the land registry. Provide the title deed and identification copies to the office where a search will be done and details of the land and ownership will be provided including the full names.
Verify the details of the personal bureau and check for loans on the property. Learn if the property has any claims and if it accrued land rates at the County office.
3. Get the land rent clearance certificate
This is to make sure that the seller clears all their land rates and rents, and clearance of the land control board at the office of the Commission of Lands.
4. Complete transfer of ownership
The documents required for the transfer process must include ;
(a) Title deed
(b) Land Search
(c) Land transfer form
(d) Sales agreement
(e) Board clearance
After the land transfer process is completed, the buyer is given ownership of the land and can apply for their title deed.
5. Obtaining the maps of the land
This can be obtained from the Ministry of Land or a surveyor at a cost.
